Looking for an EICR template? Here is exactly what an electrical installation condition report must contain, with an example of each section.

One caveat first: a valid EICR must be issued on the BS 7671 model forms by a competent person, with every circuit's results recorded and each observation coded, so a blank Word template is a study aid rather than a certificate you can hand a landlord. With that said, here is the full structure.

What an EICR must contain

Client and installation address, and the purpose of the report
Details of the installation: occupier, estimated age, evidence of alterations, date of last inspection
Extent and limitations of the inspection, agreed with the client in writing
Summary of the condition of the installation, and the overall assessment: Satisfactory or Unsatisfactory
Observations, each given a classification code: C1, C2, C3 or FI
Recommended date for the next inspection
Schedule of inspections: the checklist of items inspected
Schedule of circuit details and test results: Zs, R1+R2, insulation resistance, RCD operating times and more
Declaration with the inspector's name, signature, qualifications and scheme membership

EICR codes at a glance: C1, C2, C3 and FI

Code	Meaning	Effect on the report
C1	Danger present, risk of injury right now	Unsatisfactory. Make safe before leaving.
C2	Potentially dangerous	Unsatisfactory. Remedial work required.
C3	Improvement recommended	Report can still be satisfactory.
FI	Further investigation required	Unsatisfactory until investigated.

One C1, C2 or FI anywhere makes the whole report unsatisfactory. On a rented home those codes start a 28-day remedial clock for the landlord.

Worked EICR example: observations on a 1990s three-bed rental
