A rewire is hard to price because little of the cost is the cable. Most of it is the labour of getting that cable through a finished building and making good afterwards. Two identical houses can differ by thousands depending on how easy they are to work in.

- Occupied or empty: an empty property is far quicker than working around furniture and a family still living there.
- Full or partial: a partial rewire is cheaper, but watch for mixing old and new wiring.

The estimate assumes lifting floors and chasing walls, then making good to a basic standard, plus testing and the certificate. It does not include plastering, decoration or flooring, which are a separate trade and a separate budget.
